What should a construction quote include?

A construction quote needs more than a price. It needs the scope written by stage, any allowances or provisional sums stated as allowances, a list of what is excluded, how variations will be priced and approved, the payment stages, how long the price is valid for, and a signature line. Across 13,567 publicly posted NZ construction reviews, value is the lowest-scoring of the four rated dimensions (97.6 out of 100 for both builders and outdoor and civil contractors) and quote accuracy is mentioned in only 12.9 to 13.9% of positive reviews. The paperwork, not the workmanship, is where trust is hardest won.

Where it fails in practice

The job this document is doing.

  • —The quote says “kitchen renovation” and the client assumed the appliances were included
  • —A verbal allowance for tiles turns into an argument when the real tiles cost twice as much
  • —Site changes are agreed on the phone and appear on the final invoice as a surprise
  • —No stated validity, so a six-month-old quote is held against this year’s material prices
